Apartments, Condominiums and Landed Properties

The rest of Singapore stays in apartments, condominiums or landed properties.

Apartments are smaller versions of condominiums while landed properties are divided into terraced houses, semi-detached house and bungalows. There are no significant differences to those in other countries.

In Singapore, condominiums come with facilities like swimming pools, gyms, car parks, security services, tennis courts, squash courts and club houses. Bigger developments are more self sufficient and have laundry (services), canteesn, convenient storse and pubs too.

If you can afford landed property in Singapore, you have made it in life and the facilities you have in the house will depend entirely on the budget you have.

Without going into legal jargon or too much detail, there are 2 basic types of leasehold for residential properties in Singapore - 99 years leasehold and Freehold. So be aware when out looking for a place to stay.

All HDB flats are 99 years leasehold.

The cost of housing in Singapore, like any other major metropolitan cities, is most expensive in the Central Business District (CBD). Cost goes down as we move further away from the CBD towards the suburbs.

If you are looking to rent a place in Singapore, be sure of your requirements. HDB flats and simple apartments are sufficient if you are comfortable with no facilities or using public facilities like swimming pool, gym, tennis court, etc.

If you prefer private facilities, consider renting a condominium unit where the type of facilities you want are available.

For more personal space, go for a landed property. Most will come with private parking space, a small porch and garden.

Typical monthly rentals for HDB flats range from S$1,200 for a unit with 2 rooms to S$2,500 for one with 4.

For condominiums, typical rentals range from S$2 - S$5 per square feet (ft2) depending on location. Visit the Urban Redevelopment Authority website for rentals sorted by condominium developments.

For landed properties which are more up-market, depending on build-in facilities, they can range from S$3,000 for a simple unit with garden and parking space to more than S$10,000 for one with a swimming pool.
